ISARIA, ABG and Max Baum Create 270 Apartments in Frankfurt
Munich-based project developer ISARIA Wohnbau AG, ABG Frankfurt Holding GmbH and Frankfurt-based project developer Max Baum are working together to create 270 apartments in the Ostend district of Frankfurt.
Munich/Frankfurt, September 25, 2018 – he development of the former railway site at Schwedler Carré is one of Frankfurt am Main’s most exciting urban development projects. With the involvement of ISARIA Wohnbau AG from the end of August, the new district will be completed with further residential areas.
Since 2007, the Schwedler Carré, situated on Schwedlerbrücke bridge in the up-and-coming Ostend district of Frankfurt, has been under development to create a modern district for retail, offices, creative space and living. The 40,000 m² area is being developed by Max Baum Immobilien GmbH.
The last construction area is now seeing the realization of a residential zone with a gross floor area of 27,600 m².
In partnership with Max Baum Immobilien GmbH, ISARIA Wohnbau AG is creating the “Schwedler Trio”– two story buildings and a high-rise with 16 floors.
The location of the planned building is the free plot on Ferdinand-Happ-Straße, on the corner with Gref-Völsing-Straße.
The Schwedler Trio is to comprise 153 apartments on an area of approx. 15,400 m². All apartments will be sold individually. High demand is expected for the high-rise apartments, the highlight here being the uninterrupted view across the Frankfurt skyline with the ECB.
A further 8,990 m², or 30% of the entire project, will be given over to social housing and a daycare center, which will be constructed in the northern portion of the site by Max Baum Immobilien GmbH, commissioned by ABG Frankfurt Holding GmbH. The northern zone will also comprise 35 privately financed rented apartments on a gross floor area of approx. 3,310 m², which will remain in the Max Baum Immobilien GmbH portfolio.
Jones Lang LaSalle acted as agent to the transaction within the context of an exclusive mandate. ISARIA Wohnbau AG received legal advice from the Kucera Rechtsanwälte law firm. Max Baum Immobilien GmbH was advised by the lawyers at bhp Bögner Hensel & Partner.
